Rental Procedure

1.  Credit checks will be completed by the listing agent, for a fee of $25.00 per adult (18 years or older).  Checks to be made payable to :                                                                 MA Real Estate Center LLC

Checks will need to clear prior to processing the application.  Cash, money order or bank checks will allow for immediate processing.

If a tenancy is formed:

2.  First months rent made payable to MA Real Estate Center in the form of a bank check or money order.

3.  Last and security will be made payable to the Landlord in the form of a bank check or money order.

4.  When all monies have been received a receipt will be provided to all parties as an attachment to the lease.  Landlord is required to provide a receipt as to which bank the security deposit is being held at.  This document (blank) is provided to the landlord as an attachment to the lease.

5.  The Tenant will be given a Statement of Condition, completed by the  Landlord, this will be initialed as received at the signing of the lease.  The Tenant has 15 calendar days to sign and return this document to the Landlord with any discrepancies noted.  If this is not returned to the Landlord in the proper time period , signed and dated by the Tenant it will be understood that the Tenant is accepting the Statement of Condition as described by the Landlord.

6.  The Tenant needs to complete and return the W-9 (only if a tenancy if formed) to the Landlord; this is needed for the security deposit interest received from the bank.

Payment for Credit/Background Check

Each adult (18 years of older) must complete a separate application. Each application will be submitted with $25 cash or check for credit/background processing. A Pay Pal credit card payment is also acceptable. No application will be processed until payment is received. All payments for credit/background checks are non-refundable.
